Homeownership procedure through the National Housing Fund (NHF):

The Federal Mortgage Bank of Nigeria (FMBN) is the manager of the National Housing Fund (NHF)

All Nigerians in employment whether self-employed or in paid employment are required by Act 3, 1992 to contribute 2.5% of their salary income to the fund. It can get a tad dreary for you to sort through all your funds and finances, which majorly might include your properties.

The Procedure for registration is as follows:

  1. The Federal Mortgage Bank of Nigeria (FMBN) will supply Employer Registration Form (NHF1) to employers or self-employed.
  2. Employer will complete Form (NHF1) and return it to the nearest branch of the Federal Mortgage Bank of Nigeria
  3. Federal Mortgage Bank of Nigeria will register the Employer and issue an Employer’s registration number.
  4. Federal Mortgage Bank of Nigeria will issue form NHF2 to the employer for completion by employees.
  5. The employee will complete the form NHF2 and return it to the employer
  6. The employer will return the completed form NHF2 to the Federal Mortgage Bank of Nigeria.
  7. Federal Mortgage Bank of Nigeria will register Employees on form NHF2 and allocate employee participation numbers to each employee.
  8. Federal Mortgage Bank of Nigeria will issue a passbook to each of the registered employees where the monthly deductions of his/her 2.5% basic salary will be posted by the employer.
  9. At this point, an employee is now a registered participant of the National Housing Fund.
  10. Employer will begin deduction of contributions at source. Such deductions/contributions are remitted to the Federal Mortgage Bank of Nigeria alongside a schedule of payment indicating the amount contributed by each employee.
  11. Federal Mortgage Bank of Nigeria will accept contributions and issue receipts.

BENEFITS

• Housing loan of up to 90% of the cost of the house.
• Interest on loans remains fixed throughout the life of the mortgage at 6% p.a.
• Long period of repayment of up to 30 years.
• Contributions can serve as additional old age security.
• Up to N15 million can be borrowed.
• Refunds with 2% interest on retirement.
• Loan repayment is about the same as a typical monthly rent.
• Every contributor has:
o A lifetime registration number;
o A passbook for a personal recording of contributions; and
o An account statement

    My name is Akinkunmi, I presently work with the Federal Road Safety Commission Nigeria. Presently,Three thousand, two hundred and twenty five Naira is been deducted on a monthly basis as my NHF.I want to know how I can access the Federal Morgage Bank Loan facilities and the requirement needed by me or criterial that I will need and to also know who I can meet that will facilitate the process of accessing the loan.Thank you and looking forward to a fruitful reply and harmonious relationship with your bank.

    Hi Akinkunmi,
    Your employer can advise what your NHF number is, and also provide your receipts and passbook. On how to access NHF, see below:

    3. How does a contributor access the NHF?
    A contributor interested in obtaining NHF loan applies through a duly accredited Primary Mortgage Institution(PMI).The PMI is to package and forward individual’s application to the FMBN.Applications are therefore not received directly from applicants by FMBN.

    pls, i need clarification. am workng with a govt parastatal making monthly contribution to the NHF. can my organisations staff co-operative society, apply to FMBN for NHF loan for her members ? thank you in anticipation of your response.

    Pls i need clarification, i work for a private own business and deductions was made from my salary for january 2012 and i was told it was for NHS, but am yet to fill any form to show that am registered for the service. pls advise

    I Oladipupo an Interrior staff, Mortgage loan is too difficults to obtain, part of difficults is that I must pay #300,000:00 first as processing fee also wait for almost a year b4 it can be ready at Resort Savings and Loan. Imagine

    Hi Hussaini, I would advised you meet your primary mortgage institution to which you have been making the contributions to, as they are the ones in the best position to answer your question
